What CallBoris is
CallBoris is property management software: work orders, dispatch, leases, rent collection, and reporting, run by you (the "Operator") for your own portfolio. You are responsible for your own leases, your own compliance with landlord-tenant law, and your own decisions about your tenants and your money. We provide the tool; we do not manage your properties for you and we do not give legal advice.
Where CallBoris states a compliance rule (a statutory repair deadline, an NSPIRE severity window), it says plainly whether that citation has been verified against the actual statute or not. An unverified rule is your policy to confirm, not a legal opinion from us.
No legal advice, no attorney-client relationship
CallBoris is not a law firm, does not employ your lawyer, and nothing in the software, this site, our support responses, or any document, notice, or template it generates is legal advice. Using CallBoris does not create an attorney-client relationship between you and CallBoris, its operator, or anyone associated with it.
Any document or notice CallBoris generates or helps you generate (a lease document, a notice of entry, a move-out statement, or anything else) is a drafting convenience built from information you supplied and a template you chose or wrote — it is not reviewed by an attorney before it reaches you, and any blank or bracketed field is left that way because CallBoris does not know the correct answer for your state, city, or situation. You are solely responsible for having any document you send to a tenant, applicant, owner, or vendor reviewed by your own qualified attorney before you rely on it, and for confirming it satisfies your jurisdiction's actual requirements. CallBoris disclaims all liability for a document generated through the software that turns out to be legally insufficient, incorrect, or unenforceable.
Your account
- You're responsible for what happens under your account and your team's logins.
- You're responsible for the accuracy of what you and your staff enter — tenant information, rent amounts, lease terms.
- Don't use CallBoris for a property or a tenant relationship you don't have the right to manage.
Payment
The subscription price is the one published on callboris.com at the time you sign up: $0.99 per unit per month, $19 minimum, billed through Stripe. No setup fee, no contract term. Cancel any time; you're billed for what you used up to that point, not a penalty for leaving. Tenant rent payments processed through CallBoris go straight to your own Stripe-connected payout destination — the platform fee applies to your CallBoris subscription only, never a cut of your tenants' rent.
Your data is yours
Everything you put into CallBoris belongs to you. You can export the full contents of your account, in a plain format, at any time — not as a favor, as a standing feature of the product. If you leave, you leave with your data.
Data we process for you
Your residents', owners' and vendors' information belongs to you. For that data, you are the controller and CallBoris acts as your processor. That means we:
- Use it only to run CallBoris for you, on your instructions, and never sell it or use it for advertising.
- Keep it confidential, limit access to people who need it to run or support the service, and protect it with reasonable security measures (encryption in transit, hashed passwords, access logging, verified backups).
- Use only the subprocessors listed in the Privacy Policy (currently Stripe, Resend, and Twilio where text messaging is enabled), and update that list before adding a new one.
- Tell you without undue delay, and within 72 hours of confirming it, if we have a security breach that affects your data, with what we know about what happened.
- Help you answer a resident's request to see, correct or delete their information.
- When you close your account, keep your data available for a final export, and delete it when you ask us to at [email protected] (backups expire on their normal schedule, and we keep only records the law requires).
You are responsible for having a lawful basis to collect your residents' information and for getting any consent you need, including consent before a resident receives text messages.
What we don't promise
CallBoris is provided "as is." We work to keep it running and your data backed up and verified, and we take that seriously — but we don't promise the service will never go down, never have a bug, or catch every problem before it reaches you. To the extent the law allows, we aren't liable for indirect damages (lost profits, a missed deadline, a tenant dispute) arising from using the software; our liability for a direct problem we caused is capped at what you paid us in the 3 months before it happened.
None of this limits liability the law doesn't allow us to limit, and none of it is a substitute for you keeping your own habitability, safety, and legal obligations to your tenants — those are yours, not ours, with or without this software.
Ending an account
You can close your account whenever you want. We can suspend or close an account that's abusing the service, being used for something illegal, or hasn't paid — we'll tell you why, and past-due access is never cut off mid-emergency without warning.
Changes to these terms
If we change something that matters, the date at the top moves and we'll say so. Continuing to use CallBoris after a change means you've accepted it; if you don't accept it, the account export above means leaving costs you nothing you didn't already have.
