Who should stay on AppFolio
If you manage hundreds of units, need trust accounting and screening in the same tool, and want a large vendor with a support team behind it, AppFolio is a reasonable choice and this page won't change that.
Who CallBoris is for
Owners and small management companies, often under 50 units and often doing their own repairs, who were turned away by AppFolio's minimum or who don't want to pay for a sales process to manage a few dozen doors.
CallBoris was built maintenance-first by someone who did the repairs:
- Gas, fire, carbon monoxide, no-heat, sewage and flooding reports are flagged as emergencies by fixed rules before any AI sees them, and nothing can quietly downgrade them.
- The repair clock starts when the resident reported it, not when someone opened a ticket - the timestamp habitability law cares about.
- Vendors with an expired insurance certificate can't be dispatched at all.
- The tech app works in basements with no signal and syncs later without double-counting parts or labour.
- Residents pay rent from the same QR code they report repairs with. No portal account, no password reset on the 1st.
What CallBoris doesn't do (yet)
Read this before you switch, not three months after:
- No general ledger or trust accounting. Rent, charges, payments and late fees are tracked properly and export clean, but full double-entry and state trust-account rules aren't built. Keep your accounting package.
- No credit or background screening. The application tracker records who decided what and when; there's no bureau behind it.
- No e-signature on leases. Lease terms, tenants, dates and rent live in the system; getting the document signed is still on you.
